Simple Things you can do to Ensure a Smooth Home Purchase.
Buying a home can be an emotional, time-consuming, and complex process. There are a few things that you can do to help make the process go as smooth as possible:
Check your Credit
Before you apply for home financing, regardless of your credit, it's a smart idea to obtain a copy of your credit report from the major credit bureaus and review the information. If there are errors or things that need to be addressed, it's easier to address them before you have found a house, than after you have found a house and are trying to complete your financing.
If you know that there are a few blemishes on your credit, let us know what they are and why they are there. Lenders look at your credit to determine how likely you will pay back the mortgage. If you had extenuating circumstances - like a loss of a job or medical bills - let us know so that we understand that it is not likely to happen again in the future.
Get Pre-Approved before you buy
A pre-approval means that a lender has reviewed your credit history, verified your assets and employment, and has approved your financing before you have found a home to purchase. As long as the home is valued for at least the purchase price, the financing should be granted.
Getting pre-approved also gives you an advantage over other buyers. Your pre-approval makes it easier for you to negotiate on the price of a home, than a person who is not pre-approved.
While getting pre-qualified may sound official, it is really just getting an idea of what you can afford. Its having a person punch in a few numbers that you give them - your monthly income and your monthly debt - and getting an approximate payment calculated. From the payment, the calculator can approximate the house price range that you can afford. No information is verified.
Many property buyers missing out because they fail to get pre-qualified
It's a huge disappointment to find a home of your dreams and then lose out because you can't afford the mortgage, realize that the monthly repayments are beyond your budget or even discover that your credit rating is not what you thought.
Canada's leading mortgage originator, ORIGIN says that these are pitfalls buyers could avoid by getting pre-qualified - a quick and completely free process. As a leading mortgage originator in Canada, we pre-qualify people for mortgage financing each week and issue them with a pre-qualification certificate.
The certificate is valid for 3 months and is an indication of the amount that you can qualify for and that credit worthiness has been established upfront after a credit check with the client's consent. All we need to pre-qualify a potential homebuyer is a copy of their latest pay statement(s). Once pre-qualified, a prospective buyer is under no obligation to take out home financing- it's merely a convenient tool to aid the buying process.
The benefit of pre-qualification is that buyers don't get caught in the trap of looking at properties way beyond their means and then having the disappointment of not getting the mortgage approved by the lender. And knowing their financial strength in advance means buyers can move really quickly when they see something they like.
Realtors will also know that you are a serious buyer and will show you the right home in your price range. It also supports your offer and the seller will feel more secure accepting your offer if it is backed by a pre-qualification certificate.
Pre-qualification works out the amount a buyer qualifies for based on their gross household income taking into account the current interest rate.
Many people at present use internet and telephone banking and have little contact with a banking branch. Many clients who would like to buy property have lost track of banking relationships.
If they work through a reputable mortgage originator, they form a relationship with a skilled mortgage advisor, who will be there for them each step of way, pre-purchase and post purchase.
